Louisville’s rental market is strong, and a lot of first-time landlords are buying their first investment property right now. Before you close, there’s one thing that surprises almost every new landlord: your homeowners insurance won’t cover a property you’re renting out to someone else.

Why Homeowners Insurance Doesn’t Cover a Rental

Standard homeowners insurance is designed for owner-occupied properties. The moment you’re renting to a tenant, most carriers will deny claims on a standard homeowners policy — even if the property looks identical to your own home. You need a rental property policy, also called landlord insurance.

What Landlord Insurance Covers

A rental property policy typically covers:

  • The dwelling structure — the building itself, attached structures, and built-in appliances
  • Liability — if a tenant or guest is injured on the property and sues you
  • Loss of rental income — if a covered event (fire, storm damage) makes the unit uninhabitable and you lose rent while repairs happen
  • Your personal property on-site — appliances, lawn equipment, or other items you leave at the property

What It Doesn’t Cover

Landlord insurance does not cover the tenant’s belongings — they need their own renters insurance policy. It also doesn’t cover flood damage (that’s a separate policy) or damage caused by gradual neglect or maintenance issues.

Require Renters Insurance from Your Tenants

Smart landlords require tenants to carry their own renters insurance as a condition of the lease. Here’s why it matters for you: if a tenant causes a fire or flood through negligence, their renters policy covers the damage — which keeps a claim off your landlord policy and protects your rates. Include a lease clause requiring proof of active renters insurance.

Multi-Unit Properties

Buying a duplex, triplex, or fourplex? The coverage structure changes. Properties with 1–4 units are generally written as residential rental policies; 5+ units typically require a commercial policy. Make sure your agent knows the full picture before you bind coverage.
